Logged RE tracks your hours on every rental, scores them against the six material participation tests, the 750 hour REPS bar, and the short-term rental 7 day average, and produces an organized, easy to read PDF that substantiates your claim.
Use Logged RE on the webFree to start. No credit card needed for your first 10 entries.
Why this matters
If you claim material participation or REPS, the IRS expects a contemporaneous record of your hours. Courts have thrown out six figure loss deductions because the taxpayer rebuilt their time from memory after the fact.
A log you keep as the work happens, with photos and documents behind each entry, is the difference between keeping those tax savings and paying them back with interest and penalties. Logged RE exists so that record is available in your pocket when anyone asks for it.
Who built this
Logged RE was built by Dan Mullen, a CPA whose practice centers on tax strategy for rental property investors. Every test, every activity category, and every bit of guidance in the app comes from the rules he applies for clients constantly.
He built the log he wished every client walked in with. Now it fits in your pocket.

What you get
Every screen in the app maps to a rule in section 469. You log the hours once and the app does the scoring, the math, and the paperwork.
You log time for a specific rental and a specific activity. Under ยง469 each rental is its own activity by default, so your record has to be kept that way to hold up.
The dashboard shows where you stand on every material participation test as you log, including the 500-hour bar and the bar for at least 101 hours, measured per property.
Qualifying for REPS takes 750 hours and more than half of your total working time. The Progress tab counts both to help you make sure you're on target by the end of December.
Snap a photo of the repair or attach the invoice right on the time entry. A well-organized log with additional evidence carries far more weight with an auditor than a basic spreadsheet.
Work on your phone's calendar can be pulled in as entries in a couple of taps, and events you've already imported are caught so nothing gets counted twice.
Export a dated report with your hours, activities, totals, and an evidence column. Download it for your own records and send it to your CPA at tax time and the conversation about your participation is short.
The What Counts tab covers 55 activities, each marked as qualifying or not, with the tax authority behind the answer. You learn the rules while you track, so disqualified hours never enter your log.
Log together in separate secure accounts. Share properties, evidence, and reports. Hours are attributed per-person, combining where allowed for material participation, while keeping REPS strictly individual.
Log the time your cleaner, handyman, or property manager puts in. If anyone outworks you on a property, the app warns you before it keeps you from clearing the threshold of at least 101 hours.
Chasing the Short-Term Rental Loophole instead? Log guest stays, watch your average against the 7 day limit with headroom to spare, link your Airbnb or Vrbo booking calendar, and test future bookings in the scenario planner before you accept them.
Pick the qualification you are aiming for and the dashboard tracks your pace toward it. Past years stay in the app, so the record behind an old return is always a tap away.
Inside the app
You log the hours on the Time Log tab, the Dashboard scores them against the tests, What Counts tells you which activities qualify, and the Progress tab shows how the year is tracking.
Short-term rentals
Keep your average guest stay at 7 days or less and a short-term rental is treated as a trade or business, so material participation alone can make the losses non passive. The app does that math for you, stay by stay, with a simulator to help you make sure long future guest stays don't blow up your strategy.
The deliverable
One tap exports your log for the whole year: your totals, every material participation test measured, and a full entry log with notes and evidence file names. No cleanup, no reformatting, ready for the workpapers. You can export the supporting evidence files alongside it.
Your data stays yours
Some hour tracking apps hand your contact details to advertising platforms for ad targeting. Not us. Here's our position:
We do not sell your personal information to anyone, and we do not share it with advertisers or ad platforms. Not directly, not hashed, not anonymized.
There are no advertising cookies or ad tracking tools in the app or on this site. Nothing you log is used to build a marketing profile of you.
We collect only what the app needs to keep your log synced and secure. Delete your account and your entries and uploaded evidence are removed with it.

Questions
REPS is a status under section 469(c)(7) that lets qualifying investors treat rental losses as non passive, which can offset other income. Qualifying takes more than 750 hours in property trades or businesses and more than half of your total working time, and you have to be able to prove both.
When a property's average guest stay is 7 days or less, it is treated as a trade or business rather than a rental, so material participation alone can make its losses non passive, with no REPS required. The app tracks your stays, shows your average against the 7 day limit, and scores your hours, so you can see whether your property could qualify and how much headroom you have left.
It is the IRS standard for being genuinely involved in running your rentals rather than investing passively. There are several tests, the most common being 500 hours in an activity or at least 101 hours with nobody else doing more. The app scores all of them from the hours you log.
Courts routinely reject logs rebuilt from memory after an audit notice arrives. A record kept while the work happens, backed by photos and documents, carries far more weight. That is the whole reason this app exists.
Yes. Your log is tied to your account, synced over encrypted connections, and stored with your uploaded evidence in private storage only you can access. We never sell your information or share it with advertisers, and deleting your account removes your data.
Your first 10 time entries are free with no credit card, and the full reference library, live test scoring, and evidence uploads are all included. Pro is $99.99 per year when you are ready for unlimited entries and PDF reports. Free limits apply household-wide.
You can invite one other person (typically a spouse) via email, app link, or one-time code. Invites are valid for 7 days. You both maintain separate accounts but share properties, records, evidence, settings, and reports. Households are limited to a maximum of two active members.
Existing records merge upon connection. All logged hours retain per-person attribution. For joint returns, applicable material participation tests can combine your hours, but REPS qualification remains strictly individual. One Pro subscription covers the entire household, while free tier limits apply household-wide.
